The applications come just a month after the final blueprint for housing developments - the Revised Local Plan - was agreed.

However, the plan has not been formally rubber stamped locally or agreed by the Government, which - if it is approved - is unlikely to happen until spring 2015.

But that has not stopped local builders Gallagher Estates submitting two applications for a total of 1,235 new homes.

A similar application was submitted - and then withdrawn - last year.

Of these, 785 would be homes at Lower Heathcote Farm off Harbury Lane, Warwick, which is part of the Draft Local Plan proposals for growth.

The other application is for 450 houses south of Gallows Hill and west of Europa Way - a site previously withdrawn from the Local Plan.

District council leader Andrew Mobbs said: “We would prefer developers to wait until the Local Plan process is completed. However, we cannot prevent applications being submitted at a time of their own choosing.”

He added that the Heathcote Farm application for 785 homes had literally just come in and would need to be studied to see whether it fits with councillors’ aspirations.

The larger application also includes a primary school, mixed use retail/community hub, comprehensive green infrastructure, children’s play space, provision for allotments, potential footpaths and cycle ways. At the Gallows Hill site for 450 homes there would be open spaces, footpaths, cycle ways and access from both Europa Way and Gallows Hill.
