Contentious hotel plans are back on the cards for St Mary’s Lands as part of the council’s latest masterplan now due to go to consultation.

Warwick District Council agreed to go back to the drawing board to finally agree a future for the lands which incorporates Warwick Racecourse and Racing Club FC.

No details on the size or nature of the build have been announced, but the proposals are set out in the latest masterplan to be considered by the executive on Wednesday.

Previously, a hotel was proposed by the main gates of the racecourse but rejected after strong objection over location.

New plans propose a commercial build at the other end of the racing stands in what is thought could be an acceptable solution.

Town councillor John Holland (Lab) said it is now vital that people have their say.

He said: “The key objection over the location of a hotel has been addressed and so it is not the same proposal at all.

“This is a district council idea and important for people to respond to a consultation.”

The executive’s report states that the proposed hotel location “would enjoy views over both the cricket ground and the racecourse common”.

It also notes that while the plan is council-driven one, the Jockey Club has “expressed an interest” in reviewing it.

Members will discuss the masterplan on Wednesday when they are expected to approve up to £50,000 for the design tendering process.

The document sets out many changes including improvements to the playing fields, expansion for the Caravan Club, a multi-use games area and a cycle route linking up to Warwick Parkway.

There could alos be provision of an extra 78 long-stay parking spaces which would help alleviate parking and access concerns for a hotel project.

It is hoped the scheme will end years of dispute about the area’s use.

Members are likely to agree a £75,000 spend to come from the councils’ contingency budget to cover costs for which there is “no funding presently available”. But the report states funds would be needed over 10 years, with funds “likely to come from a variety of sources” other than the council.
