Warwick House has attracted IT tenant

WHILE 2011/12 has been a tough year for many property owners the decision to invest in a comprehensive remodelling and upgrade of Warwick House has paid off attracting a first class IT business, Black Pepper Software, to the well-located property in Leamington.

Dafferns Chartered Accountants had occupied Warwick House in Clarendon Street for more than 30 years.

When they left, the loss of a long term tenant could have been a grave concern in a generally slow moving market in early 2011.

However the owners of Warwick House, realising the strong long-term potential in Leamington, acted immediately to upgrade the asset with the assistance of D&P Holt Limited.

Time was spent planning remodelling to upgrade the accommodation and create appeal in a weak market.

A transformation took place through hard work in the seven months which followed and agents D&P Holt and Wareing & Co were presented with a totally different product to market.

As a result of this initiative it took just two months to identify a potential tenant, an expanding local company that is riding the crest of a positive IT software wave.

In January 2012, Black Pepper Software Limited moved into the main part of Warwick House, to dovetail with expiry of their lease on their existing premises in Trinity Street.

The company has taken an eight-year lease on the premises, which Martyn Howard of the property managing agent says: “Is a credit to the confidence of the owners and justifies the commitment of time, money and effort invested in modernising the property to a very high standard”.

Now the main part of Warwick House is let, the remaining self-contained annexe which measures 690 sq ft is available through the joint agents.

Internal inspection will reveal the high standard, self-contained accommodation which is available with parking.
