There are positive signs for the housing market

Reports show that house prices fell by an average of 20 per cent between 2007 and 2009, but thanks to low interest rates and quantitative easing many areas are now seeing slow but consistent increases.

The Warwickshire market fared somewhat better than the average market with inward investment continuing through the likes of Jaguar Landrover, Aston Martin and Rolls Royce locating to the area.

Together with the location of a number of technology and power companies, the region has been cushioned very well and the strong increase in the rental sector has also kept prices quite buoyant.

James Hawkesford of Hawkesford Estate Agents said: “We are currently seeing a lack of property coming on both the rental and sales market and this lack of supply is seeing prices increase further.

The UK population is generally predicted to keep growing from its current 63 million in 2011 to a projected 70 million by 2027. There is also a trend towards smaller, more fragmented households (divorces, people living alone) which increases the pressure even further on the housing stock.

With the level of new builds calculated to be less than half of what is required, the demand for housing will therefore only intensify and should lead to increased house prices and also higher rents.

This may have a negative effect on levels of owner occupation and potentially encourage a more continental model where people accept renting for life.
